• Cookie Policy;

2. Scope
These General Conditions apply exclusively to direct bookings made with the operator.
Submitting a booking request, making a deposit or balance payment, or completing a purchase through direct channels implies that you have read and accepted these General Conditions, the Booking Cancellation and Modification Policies, and the applicable Privacy Policy.
3. Subject of the contract
The contract concerns the booking of a stay at the selected establishment, under the economic and operating conditions indicated in the accommodation details, quote, booking engine, or booking confirmation.
The information published or transmitted by the operator, including descriptions, images, equipment, included services and any limitations, forms an integral part of the contractual offer within the limits of its descriptive function. Non-substantial modifications, updates, maintenance or technical variations that do not significantly alter the main service remain possible.
4. Booking confirmation
The booking is considered finalised only upon:
• booking request or completion of the purchase procedure;
• confirmation of availability, where necessary;
• receipt of the requested payment according to the selected tariff;
• Sending of the booking confirmation by the manager or positive outcome of the automatic booking system.
The manager reserves the right not to confirm incomplete, incorrect, unpaid requests within the indicated deadlines, or requests that are not compatible with the establishment's rules.
5. Prices
Prices are expressed in the currency indicated at the time of booking and refer, unless otherwise stated, to your stay in the selected accommodation.
Unless expressly indicated as included, the following are excluded:
• tourist tax;
• additional services;
• optional supplements;
• costs associated with special requests accepted by the operator;
• any charges for damage, regulatory breaches or extra services.
The customer acknowledges, before confirmation, the applicable rate, the total price of the stay and any excluded amounts. Pre-contractual clarity and consumer protection are also relevant under the Consumer Code.
6. Payment Methods
Accepted payment methods may include, as applicable, bank transfer, payment link, card, or other instruments accepted by the operator.
For direct bookings, the economic conditions communicated at the time of booking shall apply, and in particular:
• for the flexible rate, a deposit of 30% of the total amount is required, unless the booking is made less than 30 days before check-in, in which case the full amount is payable;
• for the non-refundable rate, payment of 100% of the total amount at the time of booking.
When a separate balance is foreseen, it must be paid in full before access to the accommodation.
7. Tourist tax
The tourist tax, where provided for by applicable local legislation, is excluded from the price of the stay unless otherwise expressly stated and is due before the start of the stay, during online check-in or in person, according to the instructions provided by the manager.
8. Guest identification and required documentation
The guest and any other occupants are required to provide, within the timeframe and by the methods requested by the owner, the data and documents necessary for:
• the identification of guests;
• the fulfilments provided for by law;
• check-in management;
• the correct execution of the stay.
Failure to submit the requested documentation, the submission of incomplete, inaccurate or unverifiable data, or refusal to comply with identification obligations, may prevent check-in and access to the facility, without right to refund if the inability to carry out the stay is dependent on the customer.
9. Check-in and check-out
Unless otherwise communicated in writing:
• Check-in is from 4:00 PM onwards;
Check-out must be by 10:00 AM.
The guest is required to communicate their estimated arrival time in advance. In the event of arrival after 9:00 PM, it is mandatory to contact the manager beforehand to arrange access. Failure to provide advance notice may be considered a no-show in accordance with the cancellation and booking modification policies.
10. Access to the facility
Access to the property is only permitted to guests named on the booking or subsequently authorised in writing by the manager.
Not allowed:
• exceed the maximum authorised occupancy;
• Introduce unregistered third parties;
• use the structure for purposes other than authorised habitation;
• to behave in a way that is contrary to the law, safety, peace or internal regulations.
The manager reserves the right to refuse access or to terminate the stay in the event of a serious breach of these Conditions, the House Rules, legal regulations or safety rules, without prejudice to compensation for any damages.
11. Guest Obligations
The guest undertakes to:
Use the property, furnishings and appurtenances with the diligence of a good family man;
• respect the rules of civil coexistence, public quiet and neighbourhood;
• promptly report any malfunctions, anomalies or damage encountered;
• do not cause damage to the property, systems, furnishings or common areas;
• leave the property in a tidy condition at the end of your stay.
The guest is responsible for any damage caused, directly or indirectly, by themselves, their companions, minors, authorised guests or any admitted animals.
12. Additional Services
Any additional services requested by the client are subject to availability, management approval and separate payment, where applicable. The relevant economic and operational conditions will be those communicated in writing from time to time or published on the facility's information sheet or in the quotation.
13. Animals
Animals are only permitted in facilities where this is expressly allowed and with the prior authorisation of the manager. Admission may be subject to surcharges, limitations, or special conditions communicated before confirmation.
14. Complaints
Any dispute relating to the structure or your stay must be communicated to the manager without delay during your stay, so that an inspection can be carried out and, where possible, appropriate measures taken.
Complaints made only at the end of the stay, in the absence of timely objection during the stay, will be assessed taking into account the impossibility for the manager to intervene effectively during the stay itself.
15. Responsibility
The manager shall not be liable for any disruptions, limitations or impediments arising from events beyond their control, including, but not limited to, atmospheric events, interruptions of public or private services, network failures, acts of authority, acts of third parties, external works, force majeure, or other circumstances not reasonably controllable.
Except in cases of wilful misconduct or gross negligence, and subject to mandatory legal limits, the manager shall not be liable for:
• theft, loss or damage to the guest's personal belongings;
Non-fulfilment of the stay due to the client's actions;
• Impossibility of access due to uncommunicated delays, lack of documentation or violation of stay rules.
It remains firm that any abusive or unfair clauses in contracts between a professional and a consumer are void, while the contract remains valid for the rest.
16. Replacement of accommodation and subsequent impossibility
Should the reserved accommodation be unavailable, or unable to be lawfully or materially used, for reasons not attributable to the guest, the manager may, at their discretion:
• propose an alternative accommodation of equivalent or higher standard; or
• refund, in whole or in part, amounts already collected relating to the unusable service.
The customer's acceptance of alternative accommodation entails the substitution of the original booking under the conditions communicated in writing.
17. Cancellations, changes, no-shows and refunds
The applicable conditions regarding cancellation, booking modifications, no-shows, late arrivals, early departures, and refunds are governed by the Cancellation and Booking Modification Policy page, which forms an integral and substantial part of this contractual agreement.
18. Processing of personal data
The processing of personal data takes place in accordance with the Site's Privacy Policy, which is an integral part of the contractual relationship, as applicable.
19. Invalid or ineffective clauses
The potential nullity, invalidity or ineffectiveness of one or more clauses of these General Terms and Conditions shall not entail the nullity of the entire contract, which shall remain valid and effective for the remaining part.
20. Applicable Law and Jurisdiction
These General Conditions are governed by Italian law.
Italian law shall apply to any dispute concerning the interpretation, execution or validity of this contract. Where the customer is a consumer, the courts provided for by mandatory prevailing legislation shall have jurisdiction. In all other cases, the Court of Nuoro shall have exclusive jurisdiction.
